Knowing how the Tolkien estate, and especially Christopher Tolkien, feels concerning the transformation of Tolkien’s books to films, I seriously doubt the possibility of a Hobbit Theme park.

Aha! So that’s where he was! I’ve seen the film twice and knew he had to be a dwarf in the beginning but could never find him.
It would be interesting to see a theme park. But I do agree with Potbelly, though I’m still hoping that they will work together on this.
